Developer submits zoning application for luxury highrise

A developer has filed an application for a zoning reclassification in order to build a 13-story luxury condominium high-rise complex in Chicago's River North neighborhood. The developer is seeking to change the zoning classification from DX-5 to DX-7 so it can proceed.

If approved, the building would occupy an empty lot on the corner of Dearborn and Huron. The project would require the demolition of a 104-year-old church that sits next to the lot. The neighborhood is a mixed-use, popular downtown neighborhood that has seen an influx of high-end condominium complexes in recent years.

Some area residents have started to worry that new construction projects requiring the demolition of older buildings in the area are causing it to lose its unique and historic identity. Applications to change zoning classifications are common for such projects. They require public notice so that residents can have an opportunity to give feedback about the potential zoning changes. Another developer has also submitted an application for a special use permit for a similar project a block south on Erie. This project would involve demolishing a low-rise business building.
